Valuation will be about $500k +/- while fetchable COV will be about $20k to $40k +/-.

Since your unit is gong to MOP by end of oct, good time to start marketing can be from start of oct where you can start to do the valuation, resale checklist, holding viewings, so from the moment you gotten the valuation and some viewings just a or two week/s before MOP, you can probably able to sell on MOP (best scenario)

As per the current market, the estimated valuation is around $510k, with COV asking of around $25k to $45k. Being located on #5 to #7, the facing of your unit and condition plays a part in the difference in asking price. However, it's still too early to talk about the possible selling price as we will have to wait till your MOP is up, before we can do anything.

As MOP is not due, it is premature to discuss about the estimated valuation and COV as by the time MOP is up, the market is likely to have shifted.

Perhaps you may wish to read up more about resale transactions from HDB web and gear yourself up for the potential sale of your unit?
