Valuation will be about $500k +/- while fetchable COV will be about $20k to $40k +/-.
Since your unit is gong to MOP by end of oct, good time to start marketing can be from start of oct where you can start to do the valuation, resale checklist, holding viewings, so from the moment you gotten the valuation and some viewings just a or two week/s before MOP, you can probably able to sell on MOP (best scenario)
