Your question posted in propertyguru is almost like asking a fashion guru that the cost of making a piece of dress is $300 so how much can I expect to sell it off the rack, without allowing the fashion guru to see how the dress looks like and feel its material.
Similarly, do you think agents are able to provide you the range estimated for COV you can look at without looking at your unit?
I refuse to commit to any figures to you as I have not seen the unit personally. If you are looking at marketing the unit on your own, I believe you should have already worked out a final selling price in your financial outlay planning, thus, my advise will rather be working towards to make up the difference between the valuation price and your selling price?
If you intend to appoint any agents to assist you in marketing, I'd suggest you to invite them up to your place, have them assess the place and give you an estimation. That would be more practical.
