My 4 room HDB BTO flat was bought together with my spouse initially.
1. Spouse and me owner and co- owner
2. My mother was occupier
Due to divorcing at that time was under MOP and I was below 35yrs,
Was allowed for my mother to take over my spouse as Co owner.
So currently I am the 1st owner and mother is co owner but I am solely paying for the mortgage through cpf.

Now my mother is 74yrs, is she able to remove her name from the co ownership and buy herself a studio flat or community care flat alone? And I'm above 35 yrs now.
I intend to sell the house and work n stay in overseas

Hi,
Every owner is unique in terms of HDB. As such, you should consult your HDB Area Office for your case. Since, your mother replaced your spouse, it might be possible to do as you are planning. Everything depends on HDB. You must let them know your plans personally. However, I would like you to consider renting your unit out whilst you are overseas (provided you have completed your MOP), so that when you return, you still have a home to live in. At that time, prices might be very high and you do not have a roof over your head. It might be too costly for you buy a flat too.

So, talk to HDB first. Then, let me know if this works for you. I can assist you to rent out and manage the flat for you, if HDB approves your mum's name being removed and she can get her own flat. If this is possible, the monthly rental will automatically go into your local bank account and you can have both your roof and a steady income to pay for your mortgage whilst your flat is also appreciating when you away.

Hi,

Yes if she is divorcee or widowed, she can purchase a 2-room flexi or community care apartment on her own sole name. You need not include your name. You also can keep the existing 4-room as you are eligible under the single singaporean citizen scheme above 35 years old. Or you can also choose to sell should you wish to help her fund her purchase, since MOP is already fulfilled and met.

Your situation is unique thus it is best to seek direction from HDB. From the scenario presented, I believe it could be negative, unless you are remarried, and have your own children, thus require more space for your family to make such a move as HDB doesn't allow decoupling of ownership.
