My 1st HDB flat (3R, Fernvale) will MOP in May this year. Intend to purchase DBSS and bring along my mother who owns a 4R in Pasir Ris. Appreciate if you could advise when I should market my unit as well as my mum's unit so that we can purchase the DBSS as soon as we complete our sale.

Since you are selling both units to finance the purchase of resale DBSS, it would be good to understand your financial standing. It would also be good to understand the selling cost and source for possible available unit which is to your liking. You can concurrently market your mother's unit and your unit. However, you can only issue option for your unit upon fulfilling MOP.

Dear sir/madam,

Are you implying a resale DBSS unit with 4 bedrooms? I think this is pretty rare in the market to have a 4 bedrooms unit DBSS. If there is, you can start marketing once the MOP is fulfilled for both units concurrently. If funds are required from both sales to purchase, then this could prove very tricky as we cannot assure that both units are sold almost together. What can be done will be to request for the 3 months extension period after completion for the unit such that sufficient time can be generated to look for the purchase. I strongly encourage you to look into EM with 4 bedrooms instead for the space and privacy within unit. Let me know if you require further advise or assistance.

Btw to derive whether can you purchase a DBSS might need a few factors.

1) whether is there any balance DBSS unit for you? Like in Pasir Ris One with 4 bedrooms

2) Need to calculate whether can you afford it with the sales of two units.
- need to calculate your sales proceed (in order to do so, need info on your CPF utilized plus interest and any outstanding loan).
