Me and spouse have an EC which is 3yrs since TOP. We bought this place in Jan2012 before some new regulations. It is already fully paid up. My wife took 15k grant in this purchase. Are we eligible to buy another private condo? Must we fulfill the 5yrs MOP despite the full settlement? Else can we transfer or decouple the title deed so that i pay her CPF withdrawed amount so that she can buy next property wothout incurring ABSD?

Hi Sir,

I regret to inform you that you will have to fulfill the 5-year MOP before being able to purchase a second residential property.

If you wish to "buy over" her shares in the property, you will have to wait till you have fulfilled the MOP as well.

You can however look at non-residential properties, as these are not bounded by the MOP rule.
