By the way, there isn’t really a need to do the purchase first and it really depends on each household whether is there sufficient CPF to fund the purchase of you intend to buy first. Most of my upgrading cases will be selling the HDB flat with an extension of 3 months and then doing the next purchase concurrently once the existing flat is sold. In this way, my client does not have to move twice and there be sufficient timeline too.

Good afternoon Sir/Madam,

For ABSD refund, to be eligible there needs to be at least 1 citizen in the household, and jointly owning the existing property and jointly purchasing the next property. The existing property also needs to be sold within 6 months of the purchase of the next property. A 99-1 share ownership is also possible for the private property.

If you need the sale proceeds to fund the downpayment of the next property, we will need to time the transaction such that the sale completion is approx 3 weeks before the purchase completion. In that case its better to secure a buyer first before proceeding with the purchase so that the above timeline can be met and you can also avoid the ABSD upfront since the existing property is already considered sold upon the exercising of the OTP of your property buyer.

Hi Sir,

As long as the new property is purchased together with you and your wife both as owners (regardless of the manner of holding), you will be eligible for a refund if there are at least one Singapore Citizen in the household. However, you must note that the ABSD must be paid first and you are only eligible for reimbursement if you managed to sell your HDB within 6 months from the TOP of the new project.

- after selling HDB, private property will be your matrimonial home
- you have to dispose off your interest in HDB within 6 months from HDB exercise date.

* both owners are a married couple
* at least one of you is a SG citizen
* you have to dispose your HDB within 6 months after private property sales completion/TOP

In order to get ABSD refund, either of you must be a Singapore Citizen, and the property you purchase must be under both your names. You will also need to dispose off your current HDB within 6 months of your private property purchase.

You can hold the property under Tenancy-in-Common like you suggested.

However, I can assist you to plan in such a way that you do not need to fork out ABSD for your private purchase, and yet still have ample time for you to shift into your new home. I think this would work better for most people.
