Me and my wife own a condo (Joint Tenancy) but would like to sell it and buy a resale HDB We are SG n PR. However I still own another condo in my name. Can she be the sole owner of the resale hdb and me as an occupier? Please advise.

Hi,

Unfortunately no, to purchase resale HDB, both of your names are required to be eligible as a family nucleus, which means all local and overseas private property have to be disposed after getting the resale HDB.

May not be the best move since having two properties is an enviable position for many. May I know your reasons for doing so?

Hi Sir,

Yes, your wife can be the sole owner of the resale HDB flat, with you as the essential occupier.

However, as an essential occupier, you will also need to abide by the HDB MOP rules. This means that you will also need to dispose off all your private residential properties latest within 6 months upon the HDB flat purchase. You will also need to serve a 5-year MOP before you can purchase another residential property.

My answer is similar as all the agents that have answered you .

So your choice is either to status quo , or at least stick to private properties only .

If your family want to buy a hdb , indirectly it means you and your spouse must sell all your private properties ( local and overseas ) , latest within 6 months after getting the hdb.

One possible additional benefit Of this hdb route is , you and spouse , in future , can ballot to buy cheap , subsidized, new BTO hdb or EC 5 years AFTER occupying the resale hdb or MOP minimum occupation period , AND , subject to you and spouse combine income below 16k , and are so called , first timer , in hdb EC vocabulary or rules .
