Hi,

I have helped you to do a rough estimation for your loan amount. I made an assumption to divide the income between both of you, with you earning $3,500 and you fiance earning $4,000 and taking into consideration both your age, a loan tenure of 25 years and assuming both of you do not have any other financial commitments, you will be able to get an estimated HDB loan amount of $496,000 which means you can purchase up to estimated $551,000.
If you are taking a bank loan, then your estimated loan amount will be $449,500 and you can purchase a property up to an estimated price of $561,000. The reason why there is a difference between the loan amounts for HDB and Bank loan is due to the different MAS rulings and different loan-to-value percentages.

Do note that the above figures are estimated amounts which we derive using our property calculators and based on the different factors mentioned above. I will definitely suggest for the both of you to apply for a HLE letter from HDB, or talk to a banker for your In Principle Approval loan amount from the banks. If you need any bankers, I can recommend some to you also.

you are able at properties within $551k (90% HDB loan at $496k) to $561k (80% bank loan at $449k). This can be fulfilled if you guys have enough finances on hand (cash and CPF OA funds).

Comfort range varies between different people. Some external factors may include your job nature (employed, commission-based, self-employed), job security, cash on hand, CPF monies, and many others.

The type of properties (HDB or condo) you are looking to purchase also depends on you family plans for the future. In my opinion, if you do not plan to have children in the next 2 years, you should consider a private condo instead of a HDB.

Based on the information given, both of you are still very young, you have a chip on hand called TIME. I believe many of your peers are not planning marriage yet. You should make use of this chip to have a good headstart, and when the kids finally come, you will have accumulated your pot of gold.
