Hi Mr. Jason,

some comparable transactions:
A 4A unit (01 to 03 floor) at blk 139 transacted at 415K in May, while a 5A unit (01 to 03) floor in your blk 138 went at 488K in Jan 2014. Another 5I unit (01 to 03) at blk 191 went at 448K in Sept. This should give you a rough idea. Which size is your unit?

The procedures have slightly changed whereby valuation comes after price is agreed, hence sellers can no longer apply for valuation. Thanks and will be glad to assist in marketing your unit. Hope to speak to you soon.

Hi Jason, if your unit is a 4 room flat, valuation should be between 410k to 420k. And if your unit is a 5 room, valuation will be between 500k to 510k. I stay at Tampines area and tend to focus district in the East. Pls feel free to let me know if you need any assistance.

Hi Jason,

I believe you are trying to find out what could be a likely transactional price for a 5I unit in the block you have mentioned. Based on past transactions recorded in the estate, a low floor 5I unit could probably transact from $450k to $500k, however, if conditions of the unit is exceptionally good or bad, it could go higher or lower than the price indicated. Pasir Ris has seen their fair share of transactions despite the slowdown of market and my resale HDB team at Masters Of Real Estate has achieved good results in the units we have represented in.
