You are not supposed to rent out the entire unit before your MOP. You can however rent out the bedrooms.

You may risk HDB confiscating your flat if they found out you breached the HDB lease agreement.

Hi,

2A HDB is not allowed to sublet. The minimum requirement for room subletting is 3-rm flat.
3-rm: max 1-rm sublet
4/5-rm EM/EA: max 2-rm sublet
