I would like to share with you the most recent transaction at Lor 1 Toa Payoh in the last 2 month.

1) Blk 124 mid floor, transacted $350k, valuation $330k, COV $20k

2) Blk 125 high floor, transacted $379k, valuation $338k, COV $41k

3) Blk 125 low floor, transacted $348k, valuation $315k, COV $33k

4) Blk 123 low floor, transacted $366k, valuation $327k, COV $40k

5) Blk 128 mid floor, transacted $352k, valuation $330k, COV $22k

You may want to take this as a guide, but you should be able to fetch about $350k to $380k for you unit, COV should be about $30k region.
