Looking to rent a 1BDR condo while I look to buy a 4 room resale flat, as it may take some time to find a suitable purchase in this heated up market and also need to move out urgently cos of strained relationship at home. Understand most of the rental contracts on condos now is minimum 1 year, hence looking at renting for 1 year. Will this rent first, while looking looking ourchase make financial sense and any advice/ considerations to look out for?

If I do find a place before the 1 year rental is up, can I terminate rental contracts early? Thanks !

Good morning Sir/ Mdm,

I guess you have no choice but to rent due to the personal matters. You can pre terminate a lease if such clause is included in the tenancy agreement but most landlords might not be receptive to such clause.

I am sorry to hear about the current situation at home.

The rent first then purchase idea is quite feasible, since home hunting may take sometime even if we disregard the heated market. Sellers may have timeline considerations for their move as well since they may need to transit from current place to their new place, thus requiring extension after legal completion. In addition, you may also need to spend time to renovate the apartment before being able to move in therefore these alone could potentially take up 4 to 5 months of your time, plus another period of about 3 months for the resale transaction to take place, meaning 8 months could lapse in the process without considering your home hunting process.

In such considerations, what you need to do is to ensure that you have the necessary funds on hand to manage the rental aspect and the downpayment aspect for your purchase. Do get your finances assessed for any required home loan on top of the CPF funds available for the purchase and you will be good to go.

I understand your need to move out of your current place. My suggestion is for you to purchase your own place instead of renting.

Like you mentioned, minimum rent is likely 1 year, and most Landlords will not be receptive of your proposal to terminate the lease in the event you purchase your property, unless you pay them over and above market rental.
