The peak market was around 2013 when TDSR was introduced in June 2013. If we are looking at the trend of the general market as a whole, it will not be difficult to notice that price is relatively close to what was transacting around 2011-2012.
The key when we are analysing the resale market is always the supply line, however, you are specific in your requirements like ground floor unit only, your entry point will be very limited and room for negotiation could also be restricted.
