Along Jalan Membina there are various blocks of different age and size and level, the range is between 800k - $1mil for recent 4-room transactions.

I have sold a 4-room at 27A Jalan Membina and rent out another 4-room at 26B before and am very familiar with the area.

Just an example:
Block 27A level 16-18 sold in Jul 24 at 875K
Block 118A level 13-15 sold in Jul 24 at 850K
Another unit at block 27A level 10-12 sold in Jul at 915K
So the value of the unit depends on many factors such as floor level, facing, view, unit condition etc
