I would think in terms of what your end goal is, to cash out a certain amount of funds and get a smaller place for easier maintenance and upkeep? And also any potential infrastructure plans for your area that will keep the prices growing here. Any other location in mind that can fit the requirements of your next phase of life?

The market is smaller for landed properties due to the price point. Also, the pool of buyers for landed properties that have leases less than 70 years tends to shrink over time. As such, it might be better to upgrade to a smaller FH landed or a condo. It all depends on your family's long term interests and plans.

As the landed property gets older, the maintenance cost increases exponentially especially when it comes to water proofing. Owners for 99 years landed homes may not be willing to spend big on major renovation or A&A as they are not able to pass on the cost fully to the next owner. The other important issue will be the balance lease. As the balance lease gets shorter, the potential pool of buyers may also decrease, making it harder to sell in the future.

If your intention is to downsize to a condo and not worry about the maintenance. then it is a good time to consider selling since private home prices are at a high right now. However, condo may not offer you the same spacious layout that you are currently enjoying.
