Total Price for 2 bedroom Unfurnished New Apartment / Condo in & around Singapore Central, Tangong Pagar , Bugis area made by Guoco Land Developments.
I am wanting to buy a Guoco Land Developed project 2 / 3 Bedroom New Unfurnished Apartment / Condo
I am not Singapore Citizen . How much Total will I have to pay when I buy this Condo / Apartment ( Total Tax as Foreigner ).

Hi Ranil,

We will be pleased to assist further, for Bugis locale, the current closest comparison project is likely Duo Residences where their 2 bedrooms apartment around 800sqf thereabout are going for price range around $7,000. For Wallich Residences at Tanjong Pagar, 2 bedrooms of similar size is going for ranges around $8,500. Hope the above helps. As a foreigner looking to purchase a private residential apartment here in Singapore, you are subjected to Additional Buyer's Stamp Duty of 30% on top of the normal buyer's stamp duty of between 3 to 4% of the purchase price.

On top of this, if you were to rent this property out, the property tax subjected will be on a non-occupier basis tax rate where there will be adjustments upwards from 2023 onwards. Not only that, the rental collected from this apartment will also be subjected to prevailing income tax.

For all purchases, there will be a Buyer Stamp Duty of approx 4% for purchases above $1,000,000. There will also be an Additional Buyer Stamp Duty of 30% for foreigners. So in total, you will be paying 34% taxes on top of the purchase price.
