Let me answer your queries.

1) Let my banker advise you both on your in principle approval so you can gauge how much loan you can obtain. FYI you won't be able to obtain bridging loan cause you haven't issue OTP for your property sale.

2) With your CPF OA funds and cash on hand, you might only be able to afford a 2 bedders only. For a 3 or 4 bedders, it might cost around $1m. For initial outlay of 20% downpayment and estimated 3% buyer's stamp duty, you will need around $230k.

3) Do share with me more information about your unit so I can draft out a financial plan (both your purchase and sale) to check whats your potential sales proceeds.

Hi,

The key thing is the downpayment for the EC, which is 5% cash (minimum) + 15% CPF + approx 3% stamp duties on purchase price. Market estimates are that lakelife EC will launch at about 900psf, which means for a 3BR at 1023sf, it will be about 920K.

That will mean about 211K (cash n CPF combined) required, within 8-12 weeks of booking of EC unit. Is this a sum you are comfortable with? As from what you have shared, 145K is what you are considering at the moment.

Bank financing wise, it is advised you speak to your preferred bank to see how much they can assist with. You should be able to take up to 80% bank loan.

Your HDB resale price will go to pay down the outstanding HDB loan, the CPF utilized and accrued interest, commission and legal fees. The balance (if any left) will be your sales proceeds.
