I've a 4-room HDB resale flat bought in 2012 under my own name. I married my wife in 2013 and she bought a freehold condo unit in 2017 under her own name. Both of us have never applied for a new flat from HDB before. Now as we grow older and being only the 2 of us after our daughter gets married, we wish to sell off both my HDB flat and her condo unit, and apply for a new BTO flat (Actually we chanced upon River Peaks and hope to apply for that) directly from HDB. Please advise whether I can do that. Thanks.

Hi Michael,

Thanks for the info and enquiry. Unfortunately you need to wait out 30 months after selling your wife's private property before you guys are eligible to apply for the BTO directly from HDB (as all BTO purchase is considered subsidized housing). Both names must be included in the application. Do note you also have to sell off the HDB eventually, and there are other eligibility conditions such as income ceiling as well.

If you choose to apply for a BTO, you can only do so 30 months after your wife has disposed off her private private property. You may do some planning from now by selling off the private property first and apply for a BTO 30 months later. Alternatively, you may consider a smaller resale HDB as a resale HDB has no requirements on the 30 months timeline. If you wish to buy a BTO , firstly , it is mandatory that your wife sell her private property .

Next , you and your wife need to wait out 30 months before both of you can ballot a BTO together ........meaning 2.5years later then ballot for BTO , meanwhile it is optional if you wish to keep your present hdb , you Can sell your hdb anytime , but no later then 6 months AFTER collecting key to your BTO .

I assume you know , you cannot buy a hdb or BTO alone if you are married .

I regret to inform you that you are not eligible to apply for BTO River Peaks, as you do not meet the eligibility conditions.

In order to be eligible for BTO, both you and your wife must not own any private properties. Your wife must also serve a wait-out period of 30 months after she sold her condo, before both of you can apply for a BTO flat.

If you have plans to apply for a BTO, I would suggest you to sell her condo first and serve the wait out period now. You can then apply for the BTO flat 2.5 years later.
