sorry you can not do anything. you can only claim for any defect within your unit. it is provided in the sale and purchase agreement. after 12 months Warranty anything developer do for your house is goodwill.

For Common area, it is 6 years warranty, just try to solve your problem ASAP as you already left 3 months warranty for your unit.

Try to go for AGM or volunteer in your estate by joining MCST.
