With your case, the court order have determine that both of you need to sell off your current unit, based on the valuation pricing. What we can do now is to plan an estimate, based on the transacted pricing around your area. When we get your prospective buyer, we can then proceed accordingly.

HDB resale prices on HDB website: http://services2.hdb.gov.sg/webapp/BB33RTIS/BB33PReslTrans.jsp are updated very regularly therefore you may make use of the data updated to estimate your probable valuation price or transaction price. You will still be able to ascertain the valuation as it is still required for the buyer who is taking up a housing loan or utilising CPF to have a valuation done for the property they are purchasing. Indeed there is no way we can know the valuation until the house is sold to the buyer and the buyer does the valuation. So on our part, we can take reference from the past transacted price in the region. I am currently marketing an unit in 138 Edgedale Plains and their case is similar to yours.
