It seems that HDB rental postings stay unoccupied longer and prices are lower. Is this the trend now? Does the new ruling on non-citizens (foreigners)quota affecting lower prices and unoccupied? What is the price for a 3-room fully furnished, high floor, good condition, 5-7 min to MRT? Is there a price difference for locals and foreigners? Good afternoon landlord, do share with me more information on your unit for instance address etc. I can't advise you with the limited information. Btw normally tenants for HDB flats will be SPRs or foreigners, seldom you will encounter locals unless they are waiting for their new unit to be ready etc. No price difference for different nationality. Dear landlord, Indeed the rental market is pretty challenging these days, but that does not translate to no transactions. My HDB leasing team has managed to clock a handful of transactions lately and as long as conditions are right with matching price, I do not see why unit should be hang out there in the market. There is no price difference between foreigners and locals and as what YT has pointed out, the demographics are that foreigners form the bulk of tenants pool in Singapore and are usually looking at long term if situation and conditions of rent do not change, unlike local tenants who may opt for 1 year lease usually. A 3room flat fully furnished will easily command $1800 and above especially when it is near MRT station. With better conditions like renovation, facing, corner unit and etc, it has the potential to go even up to $2400 especially if your HDB is in town location.
