its almost impossible to buy a house without cash at this moment. worse come to worse,at least 15k of cash...but i can assure u that majority of the house asking for low cash, the house is not in a good condition.

Assuming that you're not a local, from my previous experience, you would probably have difficulty to even getting up to 85% of the loan price.

And with the current market situation on property market, we're still looking at cash over valuation most of the time, so it's really tough for you to purchase any properties at this time without much cash.

Your most logical and comfortable decision to stay somewhere for the moment is to rent an apartment till your finances are in a better position to buy.
