Is this a good time to sell my 5 room flat and purchase an EA now?
I need a flat with four bedrooms but I have budget constraints and I am reluctant to purchase those old 5I model that have 4 bedrooms.

With budget constrain, it would be prudent to discuss it with an experienced salesperson, so that you have the financial and planning aspect mapped out, to fit your desired plan.
Selling 5 room flat to purchase EA would depends on how much profit you can make from the sales, how much CPF you have at hand and your current income status. Your preferred estate and area for your upcoming EA also matters.
