Is this a good solution to avoid ABSD for 2nd property?

I bought a condo unit before when I was single. I just got married and my wife has never owned any property.

I sell my wife my current property and she takes over the outstanding loan. Then use my name to get a higher loan for the 2nd private property, since I am the higher earner.

Hi Eugene,

1) I think you are saying whether it is worth paying a 20% ABSD when buying a 2nd property.
2) I went to check on the price growth for the past 6 years on how many gained 20% or more at TOP.
3) My findings were as follows for your consideration:
(a) 2018: 1/21 = 4.76%
(b) 2019: 1/14 = 7.14%
(c) 2020: 2/9 = 22.2%
(d) 2021: 1/19 = 5.26%
(e) 2022: 2/27 = 7.41%
(f) 2023: 4/33 = 12.13%

4) It would be unfair to say that there were no developments that could gain more than 20% from the data. But you can see that the success of finding one is rather low.
5) It is easier to find a development that makes more than 10% so that you don't have to hold on longer than you might wish to.
6) You just need to check with your banker whether your wife's income can take over your property before embarking on finding your next target.

Hi Eugene,

Yes this is one of the solutions. However do note that your wife the incoming owner needs to be able to refund your CPF utilized + accrued interest, and be able to qualify for a loan from the bank that is similar to the amount outstanding now, as well as pay the relevant buyer stamp duties based on her profile. Is your existing property held more than 4 years?

Once your name is freed up, yes you can purchase the next property without ABSD. Usually the higher income earner will hold the higher price quantum property since he/she is usually is able to qualify for a higher loan.

It depends if your existing condo is worthwhile keeping. While it sounds logical to be restructuring in such a way so as not to incur ABSD, but it could be better to sell existing property in the open market if the potential for this property is lacklustre and if you are able to go into another one with better potential returns.
