Hi,

1) It is only mandatory to include your spouse's name when you are buying an HDB flat.
2) You may buy any private residential unit without adding your spouse's name.
3) You didn't mention your current residential unit is an HDB flat or private.
4) If yours is an HDB flat, it depends on which scheme you had bought under. If you had bought under Public/NCS or fiance/fiancee scheme. She shall automatically become an essential occupier.
5) Your wife has to be present to sign a consent form in order to sell it.
6) If yours is a private residential unit, and she is not an owner. You can proceed to sell as you wish.

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
