Is there a rule that stated tenant need not pay agent fee for rental above 3000$? I heard from my friends that they were such a rule. But my estate agent told me that it's no longer in force. I'm renting a year at $3300. My agent collecting half month with GST. is this fair?

Afternoon,

Your friends were right. There are such practises, in the past. Current ruling states that all services provided by estate agent, to their clients, a fee payable is required. The amount is to be discussed and agreed upon, exclusive of GST. GST is a tax payable to government, hence is considered as a portion of the fees payable, for the service rendered.

Dear tenant,

Unfortunately, there has never been any rulings stating who to pay commissions to agent and how much is payable. What you have heard from your friends were simply some market practise in the past.

I have replied to another post which I supposed also posted by you that all commissions payable has to be agreed upon by all parties involved before any deals are done, which will then be fair. If otherwise, you should probably look at other rental options.
