Is resale EC a good buy? Or private resale? Looking for 3 bedder for home stay and not looking into new launch as we don't want to rent after selling our current EC. Looking only in Punggol area for our school going children. Wife not working and our max budget is $1.1M.

Is there any specific part of Punggol you prefer? Regarding if resale EC or private resale is better, we need to do an analysis based on your requirements, to see which development would yield better returns for you.

Dear Sir,

I would consider resale EC or the older private resale to be very value for money. This is because the layout are usually more comfortable comparing to new projects and the psf price are very attractive with limited downside.

If your wife is not working, then I would advise you to plan the finances carefully before committing because you would not want to over stretch yourself since the housing loan is only dependent on your sole income.

Hi,

If its for own stay, some of the resale condos in Punggol near MRT are worth exploring for its size and proximity to amenities. Prices are still relatively reasonable.

The definition of a "good buy" can be subjective as every family have different objectives for the property. If its for wealth preservation and a comfortable quality of living, I feel the condos nearby Punggol MRT (Treasure Trove, Watertown and Parc Centros) have more potential for upside even though it can go beyond your preferred price range of $1.1mil.
