Not necessarily. But as the seller agent's duties is to protect and maximize the seller's interest, so if the direct buyer has not done their homework and/or made themselves familiar with latest financing and housing regulations, it is also tough for the seller's agent to have confidence that the buyer have the knowledge and experience to go ahead with the purchase with a smooth completion and the seller may decide the seller agent to deal with a buyer with a buyer agent who can ensure a smooth process instead. This is especially crucial when coordination of timelines and expectations of various parties need to be managed so there cannot be any hiccups.

    Oh perhaps it was not an genuine unit for sale or it may just have been sold. Nonetheless it happens sometimes when I enquired about other agents listings but I think its not an common issue anymore. You may also wish to consider to engage an agent who is familiar with all these to work on this so that all these pain points can be filtered away. Your dad is open to both hdb and condo?     Hi Mr Ivan, thank you for the clarifications. I’ve noted on this particular unit belong to an agent here. When enquired, I was asked some questions about my current housing status. My dad sold his house and currently looking for 2room flexi or 1bedroom. The agent was doing more of a “fishing” enquiry to me. Like “have you sell your house? If not, let me do your calculations for you…etc.” when we declined and said that the house was sold Then upon learning that we do not have a unit for her to sell, she then replied “The house is already being optioned”. Which then we also did our own investigation on our side to noticed that it was a fake advertisement to fish new clients.

Private property purchase is simple and straight forward. However, for HDB, it is tedious. I think you are refering to HDB property and in most cases, seller's agents prefer buyers have their own agents... otherwise, there might be problems down the road if it is a DIY buyer

I have closed a number of resale HDB with direct buyers, and I have to say, I do not dislike every group of these direct buyers as there are some who are capable of handling the transaction, while there are a handful who expected me to assist from start to end even though they maybe DIY. Worse case is when they made an error in the HDB administrative process and expected me to remedy for them, so yes, I think there will be agents who prefers to work with cobroke agents specifically since buyers agent will take care of the paperworks.

I dont think so. I entertain all buyers and agents if I am representing seller.

By the way if you feel that if its a fake advertisement just to fish out new leads, you probably should highlight this to the authority (CEA).
