Dear Rick,

There is never a right or wrong time to sell or buy. I rather you make a decision to sell/buy 1 day earlier than 1 day later, for if you have made a decision earlier, you have 1 more day in advance to compensate back for any type of errors made but if you are late, you cannot compensate it back.

The correct answer to sell now or not greatly lies in the owner's discretion on whether the current price is attractive enough for him/her to let go, and move on to the next investment.

Simple to say, if you sell at a really high price now and there is little room for appreciation for the property, there is every chance that buyers will not find it attractive to buy your unit at all since they will not stand to gain anything out from it should they sell in the future. The best is to put everyone in a win-win situation. If you are comfortable with the price now for sale, go ahead and sell it and move-on to the next investment.

there are too many parameters not clear in this question. I have more questions for you, with the more appropriate information then I can answer this.

1. what type of property is this
2. what tenure is it (if I have address I can check)
3. when did you purchase this property and its purchase price (got SSD or not)
4. what was your original objective when you purchased the property.
5. what is the current rental yield of this property (if applicable)
6. what is your plan should you sell?

With this information, we can then do an analysis if your property should be sold or not.

In general though just for discussion purposes.
If an investment is a bad investment, and prices now are good, it would be a good time to sell and get out and look for a better deal. If it is already a good investment, and generating positive cash flow, then you must need a more compelling reason other than (prices are high now), for you to sell.
