Morning Andrew,

As the lease of the unit is less than 60 years, buyers are not able to obtain full loan for the unit. They are also limited to the amount of CPF that can be used. Therefore the location and condition of unit must be good. The asking price must also be reasonable.

Anything is marketable as long as it is priced rightly. Even for private residential homes with less than 20years lease, we are still seeing transactions clocked in.

there will still be buyers as long as the price is right. But do take note that the pool of buyers will be significantly lesser as they wont be eliglble for max loan and max usage of CPF OA funds.

Although there are some loan and CPF usage restrictions for HDB that are left with less than 60 years lease, ultimately, the location of the property still plays a big part towards its demand.

As long as proper marketing efforts are invested into the property, you will still be able to obtain a good price for it. I have assisted clients to sell their properties which are less than 60 years and have achieved very good prices for them.
