Hi Charmayne,

It depends you are referring to HDB or Private. For Private, buyer need not pay any comm. For HDB, if you are direct buyer and if seller do have an agent, usually the 1% comm. still apply.

    HDB comments as followed:

    If you did not engage a person as your housing agent and have not signed any commission agreement with him, you are not liable to pay him any commission. However, please get all the applicable forms/document yourself and check all the documents that the seller's housing agent ask you to endorse if he is not your agent, you must not sign the "Commission Agreement" with him. In the Option To Purchase Form as well as the resale application form, please do not ask the agent to sign as the witness for you or to accept some favours such as asking the housing agent to help you to complete the form since you are not represented by him.

    Dear Goh,

    Thank you for your response. I understand that an agent's duty is to process with paperwork, look for a suitable housing, and most importantly, protect my interest in the deal. Wouldn't there be a conflict of interest if the agent is representing both the seller, and the buyer?

    I am seeking to buy a HDB flat, and the agent that I met told me that I have to give him a 1% commission. From my understanding, giving him the 1% commission is a market practice, hence not mandatory. Please correct me if I am wrong.
