I am just curious why are you intending to do that? If seller's expected price is unrealistic, the only logical thing to do will be to walk away from the deal totally. A resale transaction happens only when there is a willing seller and willing buyer that can agree on the price.

Hi,

1) There was a formal valuation report in the past.
2) Current HDB only provides a figure stating the valuation value without much useful detail in the report.
3) Buying and selling are a both willing parties matter. No point arguing over whether the asking price is ridiculous or nonrealistic.
4) I would suggest to move on if after much negotiation and still couldn't come to an agreement.

There is no need for you to purchase a Valuation report. And even if you purchase one, it does not mean that the property you're purchasing will be of the same value.

The agent is representing the interest of his/her Seller, and there is nothing wrong with him protecting his paymaster's price. Perhaps you can consider engaging a Buyer agent to represent you and act for your interest in your property purchase?

A transaction can only happen when both the Seller and Buyer agree to a matched price. If you feel that you are not able to match the Seller's price, you could always choose to walk away from the deal.
