According to the fourth quarter of 2020 data from HDB, the median transacted resale price for Executive flats at Tampines was $681,000.

Your asking price appears to be higher than the average median transacted resale price.

Good morning,

It depends on the location and condition and floor level of the EM as well, and recent transactions in the vicinity as well. For EM to command significantly above $800k, there has to be compelling attributes since likely its above valuation which will justify the buyer paying a premium.

Past records of the EMs opposite Tampines MRT, malls and near Tampines Hub only transact around price range of 750k-800k. May I know if yours is at the same cluster?

Dear owner,

There were a total of 7 transactions for Executive Maisonette that hit the magical $800k mark or above in Tampines since January 2019, out of a total of 151 transactions recorded until today, with the most recent one clocked in January 2020 at $812k in block 151.

The balance lease of the EMs ranges from 63years to 76years, which can probably explain the disparity of prices transacted is huge (with some as low as $600k while most averaging closer to $700k), therefore if your expectations is above $800k, and there is a good number of similar flats in the market for sale at a lower price while conditions of the apartment is similar, it is not surprising to have poor to no responses to the marketing efforts.

You may check for an indicative value of your unit at bit.ly/UrHomeMatters in order to understand how much difference is there between your expectations against an indicative value derived from recent transactions of similar units in the vicinity, and if it is justified to be expecting a premium over the competitors selling in the market.

As I always share with prospective sellers, if the current market does not support the expectations in terms of selling, then we should stop all marketing activities if there is no need to be selling now. The key is whether market can head to the level which you are expecting moving ahead.

HDB resale prices have remained flat based on results in Q1 2020 released in the newspaper report last week FYI.

While a unit selling price is not the only factor affecting an individual unit demand, buyers would also look at the unit's location, interior and orientation before deciding to pay a premium. It is not only your selling price that is important in a property transaction but rather whether your plans and objectives are met. With an estimated 80% of buyers did not pay a COV when they bought a HDB resale, you have to find the right buyer if it is most probable that your unit might attract COV. Price conscious buyers might not filter out your unit if it is highly probable that your units might attract COV. This might explains the lack of viewings you are facing. However with a proper marketing strategy, it is possible to find buyer that are willing to match the asking price. For a seller point of view, while maximising profit is one of their objective, it is important for them to be realistic in order to achieved their final objectives. A seller not is desperate need to sell off their unit might be willing to wait longer to find the right buyer that might be willing to purchase the unit at their asking price. However with HDB becoming a depreciating asset and the current economic downturn, this strategy might not pay off although whether it is worth to take such a risk is up to an individual opinion. However this strategy do requires alot of patience with multiples viewings at a longer time period will be a norm and seller have to be prepared mentally that their effort might not pay off as every investment (both time and money) comes with a risk. There are currently many EMs in Tampines that are priced above $800K. Generally there are many factors to determine whether is our unit over-priced.

Definitely some of the factors are the age of the property, renovations, floor level we are on, the facing and also the directions. One of the most important factor that we cannot neglect will definitely will the transacted prices of the units around us. As this will affect the valuation price and and when matched against the selling price, cash over valuation (COV) will be a concern. This is not to say houses do not call for cash over valuation nowadays. For houses with good selling points, we can still call for COV. Our team just managed to sell of a Choa Chu Kang unit with $10K COV.

What I can suggest is that maybe we can have a chat about this. No worries as there are no obligations. We can just take it as a chat. There is also no need to change your agent also.
