Hi Siew Hwee,

If your budget is not an issue and your preference is to have a big space, then mansionette is a better option as they are bigger in size and duplex kind of housing is limited in supply and they may consider to attract strong demand in the future as compared to a 5 room flat which is readily available all over Singapore.

Hi Siew Hwee,

If price range is not an issue, EM will be a better choice as it provides good space and a "landed-like" living in public housing. They are also becoming like a collector's item as they are of limited supply and no longer being built by HDB. As for 5-room units, there are relatively more supply in Singapore.

Other factors such as balance lease, location and whether dual-storey suits your lifestyle will come in as well. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

1) Your needs should come first before looking at your wants.
2) Both types of flats have their own pro & cons.
3) The bedroom room count is the same, but the mansionette unit is bigger in size for all rooms and functional areas and has an additional washroom.
4) The 5-rm flat has the advantage of privacy which most mansionette does not have.
5) So if budget is not an issue and you prefer to have a bigger kitchen, hall, and dining area then a mansionette could be a better option.
6) The disadvantage of maisonettes is they are mostly built in the late 80s' and early 90s' so they are mostly older with the lesser remaining leases.
