Good morning Desmond,

What's your intention for this purchase? To rent out or own stay?

I bought a 23 years old (25 now) property, freehold tho in 2021 to stay near my kids' primary school.

One of my clients bought Simei Green in 2021 for the space and price tag within affordability.

Yes, it is ok to invest in old properties which have better returns than HDB properties in the longer run due to land ownership and enbloc potential. Hi Desmond,

Since you have mentioned that this is a 20 years condo, what is your concern then for this question and why have you then selected these 2 projects for discussion? In a resale environment, it is definitely not easy to provide opinion to your question since:

1) We are unsure of what your objectives are in this purchase (e.g. investment or own stay) given that it will be difficult to justify any intangible needs associated to the shortlist of the projects.

2) We are unsure of the listed price. The entry price to all resale properties will be critical in deriving if the purchase is a good purchase or not basing on the dollars and cents itself. In an aging project where appreciation is a concern since many agents are saying that older condos will unlikely make good profit in future when you sell, it will still depend if you entering at market, below market or above market price range. If you are entering below market price range and if you are looking to move in, I'll reckon that it will still be profitable if you sell in future, especially after enjoying your stay in the property.

No 1 plan suits all man, therefore identifying needs versus wants will be key in any property purchase.
