This will really be depending on the size and location of the unit that you are looking at. The purpose of your purchase will also play a part.
If you are looking at self staying or collecting rental income after MOP, it will be worth it.
Assuming a monthly rental of S$2,000.
1 Year rental = S$24,000
60 years rental = S$1,440,000
However do be away that if you plan to sell the unit after 60 years tenure, it will be slightly harder, as the new purchaser can utilise lesser of their CPF and obtaining lesser bank loan.
