Good afternoon,

It depends on a few variables, namely how the financial numbers look with each approach, the purchase price of the next property, and also the strength and affordability of the owner that is exiting the private property ownership to purchase the next property. I have calculated both scenarios for my clients, and usually selling 1 and buying 2 is required if they are buying much higher price quantum properties where they need to unlock the full sale proceeds from the existing property to fund the next downpayment, and also to get higher loan amounts. Another client opted with decoupling instead because of the sentimental value they have for the existing property, and find that its not the right time to sell.

The optimal approach is different for each family as they have different requirements. Happy to discuss together on the best approach and structure the one that suits best for your property portfolio.

Hi,
If you are thinking of buying a second property for investment, the right thing to do is to decouple. This would cost around 6k. This is ok provided the person taking over the property has sufficient monies to takeover the loan as CPF monies invested will have to be returned to the selling spouse.

However, if monies are tight to buy the 2nd property (one each for each spouse), then, you can consider selling the current property and buying two (one bigger and one smaller). It all depends on your financial and investment decisions. But, I would advise you to engage a personal agent to advise you accordingly as not all properties are good investments in the longer term. Some outdo others, if you know where to buy or invest. These are million dollar questions and you should get it right, first time, every time!

There is no right or wrong answer to your question. It depends on your objective and the potential of your current property. If there are still upside in your current property then decoupling and buy one more will be more ideal.
