Just this year alone, there were a total of 9 transactions for Melville Park. The most recent one is a 1206sqft transacted at $860k.
Generally, the demand for Melville is still very strong. You should not have any problem selling if you are selling at market rate.

I believe that your primary consideration will be what is the price hour unit may fetch, but other than this, what are the other concerns you have to consider? Perhaps it will be good if you can list down your concerns such that I am able to see if I am able to address these concerns you have.
In general, I always believe that any unit is sellable as long as there is no obvious/serious damages to the unit and pricing is reasonable. Do not rush into selling because everyone is selling and do not rush into buying because everyone is buying. Having a clear objective is utmost important for it could make a difference running into tens of thousands of dollars to you.
