Hi Mr. Castillo,

EM units are no longer built, hence there will be a limited supply of such units in the future. That said, properties which are too old may not appeal to buyers as their maintenance and upkeep could be higher. Also the bank loan and cpf that can be utilized for older properties are also much lower, hence prices may adjust downwards if and when you decide to sell. Dear Mr Castillo,

EM is a special and unique kind of HDB housing option as HDB no longer builds EM. From experience, EM are very popular with private downgraders especially landed owners.

EM are definitely a good housing option, as to whether the values will appreciate and be able to attract buyers 15-20 years down the road, it will be down to the location that you will be purchasing in.

Good locations will retain the value of properties and outperform the rest of other areas as historical data has proven.

Hi Regene,

Demand may still be healthy as Nick has indicated that landed homes downgraders usually prefers such units, but as HDB properties are 99years leasehold projects and that HDB has already ceased building such projects for sometime, it goes to say that by the time you are ready to put it up for sale 15-20years down the road, it will be considered an aged property therefore does not bode well from investment perspective.
