Dear Buyer,
By today's standards, 900sf is HUGE for a 2 bedroom apartment. BUT, I have to caution that internal layout is often more important. Bigger units definitely have better potential in an ever shrinking world of properties in SG.

But, not every integrated development is the same. Some are better managed and operated. Some are in better locations. So, choosing the right one is very important to capitalise on future asset appreciation. So, please contact me so that I can assist you find the right one. As a buyer, you do not pay any fees to me as well.
Cheers!

Dear Sir/Mdm,

As more and more companies adapt a work from home model, the buying trend is towards a bigger unit. Therefore I would think that moving forward, bigger units will attract a stronger demand in the resale market.

However, it is important that you do not overstretch yourself and buy within your comfortable budget. Please feel free to contact me so that I can understand your situation better and provide you with more informed advice.

Testimonial from Satisfied Clients
“I would like to recommend Nick Tan from SRI. Before we engaged Nick, we were working with another agent from a very popular property agency in February 2017. We decided to terminate the contract after 5 weeks of zero viewings and no paper advertisements. Basically he was just waiting for phone calls. We engaged Nick on 20th April and by 10th of May, our unit was sold off. Why Nick? 1. He has good marketing strategies 2. He always kept us posted on what he did (communications!) 3. He made sure we understand the current market situation but he will consistently reassure us that the unit can be sold off 4. He is not greedy and trusting 5. He walks the talk”
Peter & Wendy (Property Seller)

I write to commend Nick Tan (R040814C). When my husband and I first met Nick, we were impressed by his drive, commitment, business acumen and strategical thinking, and decided to engage him. We were not disappointed. Nick sourced for prospective quality buyers in a targeted methodical fashion and was effective in connecting us with serious buyers, notwithstanding the fact that the search primarily took place over Dec – Feb (a traditional lull period). Throughout the transaction, he also gave us helpful advice in various aspects; the advice reflected his personal experience and expertise and was not simply regurgitated from public sources without any value-add. Further, Nick went beyond the call of duty of a competent professional. He had a sense of humanity in the way he interacted with myself and the other parties to the transaction such as my parents. As an example, my newborn daughter was warded into A&E on the completion date of the transaction; the care and concern that Nick showed went beyond the scope of work of an estate agent. I commend Nick for his capabilities and character, and would certainly wish to engage him for future property transactions.
Weilun & Benita (Property Seller)

“We are very grateful to Nick for his extensive marketing efforts. With his comprehensive marketing plan, he helped us to achieve a record selling price within 2 weeks of listing our property for sale! We highly recommend his service to anyone who is keen to sell their properties.”
Mr & Mrs Wong (Property Seller)

“Nick has conducted himself ethically and professionally when handling the sales of our property. Thanks to his patience and perseverance, we managed to secure a sales price beyond our expectations. We are very happy and satisfied with his services and will definitely recommend him to our friends and family in the future.”
Mr & Mrs Tan (Seller of Inter-Terrace House)

“Nick provides a delightful customer experience from day one when I engage him as my agent to look for a flat of my choice to the completion of the deal. He is competent, resourceful and has a pleasant manner to work with. He is the Agent of my choice in dealing with properties and I would highly recommend him to others who would appreciate an agent that takes care and can give the customer a peaceful mind.”

Dear Sir/Mdm,

900sqft to be honest is a very good size for a 2 bedroom apartment. These days, it is very common to see 600-700sqft for 2 bedroom units!

As the trend now is more towards bigger units, 3 bedroom and bigger will definitely be more in demand. However do note this is just the trend now, just like how at one point in time, "Mickey Mouse" units were in trend but no longer.

A 2 bedroom unit is usually quite a safe bet for investment. However that being said, we do need to look at other factors too such as which development to ensure it is the right choice.

Why don't you contact me and we can discuss in detail? I look forward to hearing from you!

Hi,

1) 2 bedrooms unit is the most popular type within the investor.
2) The 3 bedrooms type is popular for families. This is usually the type of unit a family for both local and foreign buyers.
3) According to the historical trend. It was noticed that 3 bedrooms type earns a higher capital appreciation than 2 bedrooms type.
4) Integrated development is definitely worth considering as this type of development is really rare in Singapore. Consider Singapore planned and developed MRT stations is only 143 to date.
5) Not all MRT station is able to build an integrated development. So far only 19 integrated developments that comprised of an MRT station. Scarcity is definitely the best word to describe this type of development.
6) Although integrated development is highly sought after, not all are profitable. It also depends on the entry price and timing of entry.
7) Do remind you to have to forecast the future buyers who are coming to pay a higher price than you would feel this is a good buy.

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Hi,

A unit in an integrated development is usually highly sought-after. However, whether or not this 2BR is a good buy will depend on its PRICE that it sells for.

Covid-19 has drastically changed people's perspective in real estate. In my opinion, a 3BR or 4BR will generally have higher potential to appreciate in value in the future, as compared to a 1BR or 2BR.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi,
Thank you for your question!
I believe you’re in midst of considering several condominiums and need greater clarity in terms of the potential and future yield.

Let’s tackle this though step by step.
Firstly, since your aim is own stay as well as future capital appreciation. There are many factors to asses when picking the right development - location? amenities? accessibility? future capital gain %? Rentability?

Let me share with you some transaction caveats and history of sales in given developments and surrounding developments for you to have a better outlook on the investment scene.

Perhaps you can contact me at 96659926  for a short discussion for me to run you through the overview of the purchase framework, understand your requirements and specifications as well as calculate your finances on hand (Cash/CPF amalgamation) to construct a financial plan with payment timeline. Based on your investment objectives and protected returns in mind, I will be able to narrow down ideal developments and shortlist exact unit layout type for your perusal. I have actively transacted many private properties (testimonials available on website) and since you may be unfamiliar with the process, you might want to tap onto advise and guidance in this regards, at no obligation of course. I will walk you through the entire process from selecting developments/ arranging viewings, handling bank/finance aspect, arrange for your legal processing matters as well as handle all paperwork at no cost. The purchase of private property does not involve agent fees and thus, you will enjoy expertise at every level at no obligation and cost. Furthermore, I will take the opportunity to run you through past and present transaction caveat & illustrate a pricing and sales report with projected returns/ capital gains for you to observe and understand, offering market insights for your consideration. Thank You!
