Morning,

In order to be eligible for AHG, your combined income must be lesser than $5k, working for more than a year. The average selling price for 3 room flat along Tanglin Halt is around $500k up, for those newer blocks. Based on this figures, in order to be eligible AHG, you will need around $300k in your CPF. Furthermore, the more AHG available to you would meant that your combined income is lower, which would mean lower mortgage loan available to you.

To find out how much cash do you need to fork out will based on which type of loan are you taking, how much can you obtain and how much CPF OA funds do you have to utilise. If you have less, you need to fork out cash for the shortfall.

2 types of loan:
1) HDB loan - you can obtain up to 90% and 10% downpayment can be fully paid by CPF OA funds.

2) bank loan - you can obtain up to 80% and for 20% downpayment, you need to fork out at least 5% cash and balance 15% can be paid by CPF or cash.

Last question on loan is how much can you obtain. Because you said you can obtain $25k AHG thus your household income will be around $2.5k to $3k so your loan amount might be low.

As you are staying within 2km from parents, you should be able to obtain $40k grant if both of you are Singapore citizen.

Maybe you can share more on your finances like cash/ CPF OA funds so I am in a better position to advise and assist further.
