Hi Jenny,

Depending on the exact location, facing, level and condition of unit, valuation is estimated at $620k~$650k. COV should be in excess of $50k.

A mid floor EM at blk 149 tampines was transacted at $710k in Sep 2011 (resale approval date). Thus, working 3 months back, the unit was probably sold around June 2011.

Generally, the existing market is calling for about $720k. Are you looking to sell and purchase another property? Otherwise, may I know your reason for selling? Seller's motivation also greatly affects the closing price therefore once I can understand your motivation to sell, I maybe able to assist you better in selling.
