Afternoon Oscar,

The only way to make obtain a firm loan figure is when you have the OTP in hand. Hence it's vital that potential buyers have their financial assessment done before committing to the purchase. IPA is a basic assessment on your loan eligibility based on your current income status, credit standing and age. Unless one of these factors changed drastically, the figure should be a good guide.

Not too sure if you have the wrong impression about the IPA, but a proper IPA involves thorough submission of all relevant documents including your income slips, credit statements etc and a cross check with the credit bureau. The derived amount is the best gauge of how much you can loan, assuming no material changes in the financial and employment condition etc.

My clients submitted their income documents to the banker to obtain a firm IPA for loan recently. I would say if the documents and information provided are accurate, the amount is unlikely to change much unless there is a change in income or financial commitment.

So long as you are speaking to a experienced banker. usually the verbal ipa is fine. Bank will only release official IPA once you have the OTP on hand. Should you need to speak to a experience banker, please drop me a msg.
