Good morning Sir/ Mdm,

you dont need to clear your existing HDB loan to be eligible for loan (EC purchase) cause you will need to sign an undertaking letter that you will sell off your HDB when EC is ready.

But do take note that due to the EC price tag nowadays and mortgage servicing ratio for EC purchase, your 75% loan might not be enough for 75% of the purchase price. There will be a chance that you need to top up cash/ cpf if not take up bridging loan against your existing HDB to make up 75% of purchase price.

Quick check, do you have sufficient funds for the downpayment or stamp duty? If not you can opt for deferred payment scheme.

You need not clear away the outstanding hdb loan to be eligible for 75% LTV loan for the new EC, as you will be required to sign an undertaking to sell away your HDB within 6 months of new EC collection, and banks will factor that in when they assess your loan.

Hi Sir/Mdm,

For purchase of a new EC, you will be eligible for 75% LTV even if you have an outstanding HDB loan. This is because it is compulsory to sell off your HDB flat within 6 months from your keys collection. However, if you need to take a bridging loan, then you will need to time the sale of the HDB together with the keys collection of the EC.

It is important to do up a financial plan first to ensure that you can afford the EC comfortably because the EC loan assessment is using the lower mortgage servicing ratio of 30% as compared to the 55% TDSR, this is to say that you can only use 30% of your income to service the mortgage every month.
