In a condo development, when the developer gives a size for every unit, does this size include the unusable area such as air con ledge and home shelter, planter boxes etc? If yes, is this practice by the developer to include not usable area, common in the market?

Hi, Yes, these "unusable" space counts towards your stated unit size. Air con ledge - houses your air con compressor which is a need. every building has this. so its Common. Home Shelter - some condos have it shared among a few units on same level, most condos have it in each unit. Most of us use them as storage. Very useful! Planter boxes - not as useful as a balcony due to loading limit, usually too small to put a chair in there too. Turns out its very good for smoking corner. Condos with this feature usually is cheaper, but a big no-no for some buyers. Bay Windows - now known as fixed side tables if you build your headboard over it. No drawers on these "side tables" though. Good for doing dips to train your triceps. More and more developers avoid bay windows and planter boxes. Just need to know where to look.
