In 2 years of rental agreement with 2 months of deposit paid, after one year of termination how much deposit we loose?there is also an escape clause which says if we are transferred to other country (relocation) we escape from continuing to stay until 2 years.please answer.

Evening,

The deposit is non-refundable should the tenant breaks lease before the contract is being fulfilled. The diplomatic clause doe allow the tenant to terminate the tenancy upon fulfilling the minimum required number of months without the need for compensation.

In most tenancy I have handled, suppose that you have rightfully triggered the diplomatic clause, there should be no compensation to landlord, except for reimbursement to landlord for the agent fees paid to his/her agent on a pro rated basis. Nevertheless, this could vary from different tenancy therefore do check with your legal representatives if you are unsure.

If there is a diplomatic clause in place in the Tenancy Agreement, and you have fulfilled it, the Landlord is not supposed to confiscate your security deposit.
