I'm trying to decide between buying a resale HDB flat (DBSS) or a condo unit (leasehold). Which one would has better capital appreciation opportunity? Both are less than 0.5km from train station

Hi,

There are also several other factors (balance lease, unit facing, condition, floor, prevailing market sentiment, government policies etc.) at play that impacts the capital appreciation potential. Assume all other things constant, and only difference between resale HDB or condo, in a bullish market it is typically the private property that appreciates faster, as the buyer pool is wider (foreigners can buy), purchasing power of the buyers greater, and rental yields higher. Just my personal 2 cents.

In my humble opinion, private condo is a better option as the potential upside appreciation is higher. DBSS are HDB flats after all but because of their tag as "premium" HDB flats, they are usually priced higher as compared to normal HDB flat in the same location. If you were to purchase a DBSS flat, the margin for profit in the future will be lower as you are already paying a "premium" price on the unit.

The government is also rolling out more HDBs in a bid to keep the price of HDB flats within the reach of Singaporean. Therefore, the upside potential may be limited and demand may also be capped as buyers may go for BTOs instead.

Are both properties within 0.5km to the SAME MRT station? How old is the resale condo vs the resale HDB?
