Im single PR (PR for 11 years) and have condo under my name (bought it in 2011), plan to get married this year.
My bf is PR for 5 years.
Can I sell my condo now and after completion buy resale HDB immediately with my bf?

will we still liable to pay additional buyer Stamp duty of 5% for our first property together as married couple (regardless condo or hdb)?
My bf has no property under his name in sg

For your first matrimonial home, you are still liable for 5% buyer stamp duty.

Hi,

Yes you can sell your condo now, and its better to sell first then buy so as to avoid the higher ABSD outlay. Once condo sold, you can buy resale hdb immediately no issue. Yes the ABSD of 5% will apply regardless hdb or condo, since it will be SPR 1st residential purchase.

Hi,

Your situation are such:
(1) You are still allowed to hold on to your private within 6 months upon key collection of the resale HDB.
(2) By doing so, you will be subjected to 10% ABSD, no remission is available.
(3) To avoid paying additional 5% ABSD, it is best to sell private first than buy resale HDB.
(4) The timeline to exercise resale HDB OTP has to be after completion of condo sale.
(5) Since both of you are PR, you will still subjected to 5% ABSD for 1st property.
(6) If your condo bought on and before 10 Mar 2017, there might be SSD imposed. Unless you have fulfilled of holding it for more than 4 years, i.e. before April 2014.

There are no restrictions for you to sell off your private property. You can sell it off anytime that you wish.

Should you proceed to purchase a property (be it HDB or private), after you sold off your private condo, you will be liable for a 5% ABSD, whether you purchase it under your name or jointly with your boyfriend.

Based on your current situation, I would not advise you to sell off your condo. Instead, I would recommend you to purchase another property (for your own stay) under your husband's name after you guys get married. You can keep you existing condo as investment purpose and rent it out after you get married.

If the downpayment or the stamp duties for another property is a concern for you right now, I may have a workable solution for you. Let's take this discussion further.

Hi Mdm,

For your situation, I would suggest that you sell your private condo first before buying a HDB. However, you will need to plan carefully in term of finances and timeline.

With careful planning, you will be able to reuse the sales proceeds and CPF from your current property to fund the purchase of the HDB and also be able to transit smoothly from your current place to your new place without the need of finding a temporary accommodation.

Unfortunately, as both of you are SPR, you will not be eligible for the ABSD remission and therefore you will be liable to pay an ABSD of 5% when you purchase the HDB.

Good afternoon,

both of you are eligible to purchase a resale HDB as you guys are SPR for at least 3 years. ABSD as SPR will still be applicable.

Do take note by buying a resale HDB, you will have to sell off your private. If sell before exercising HDB OTP, 5% ABSD applicable. If sell after exercising HDB OTP, a higher ABSD will be applicable thus it will advisable to secure a buyer for your private first.

By the way, care to share why are you guys looking at resale HDB?

Have you guys thought of owning two properties in which 1 for own stay and the other as investment property to finance the first property?
