Good afternoon seller,

Do take note that you have to fulfill MOP in order to be eligible to sell off your unit.

In your case, you will have to seek approval from your HDB branch office in order to sell your unit in the resale market. Appeal will be based on a case by case basis.

You might want to consider to appoint a power of attorney (POA) to grant him legal rights to act on your behalf.

If you were to opt to sell your unit by July 2016, do noted that you will be liable to pay SSD of 4%, should the approval have being given by HDB. My previous experiences with similar cases indicate that HDB might not grant you with that rights. Hence you might want to wrk things out before you proceed further.

Dear sir/madam,

There will be 2 major obstacles facing you for the prospective sale of your HDB:

1) Approval to sell prior to meeting MOP
2) Applicable of Seller's Stamp Duty (8% of selling price) if HDB approves the sale prior meeting MOP

As long as the 2 conditions are met (or you are prepared to pay the Seller's Stamp Duty), you may proceed in marketing the property for sale.
