I'm SC and my gf is a SPR, she is currently trying to apply for SC and we plan to get married in 2020, we have no properties.

We are looking to buy a new private condo, however the ABSD hit us quite hard, hence would like to know if there are any success cases for exempting ABSD for us.

You will not be affected by the ABSD as this is your matrimonial home.

You may like to know that if you are buying private property, there is no commission payable. You can leverage our knowledge and experience.

Hi,

Once you are married couple (SC-SPR), you will be eligible for ABSD remission since it will be your 1st matrimonial home. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

First of all congrats on your wedding plans! Haha.

The good news for you will be, you are not affected by the ABSD for your first property purchase! Because you are a Singapore Citizen and this is considered your matrimonial home, there all be no ABSD being levied on your purchase. But we do have to note that after your first home, your subsequent house purchase will attract the higher tier of ABSD.

So with this part of your concern being settled, the next thing will be to look out for the dream home for you and your wife. When we look for a brand new property project, there are really many things to lookout for and to be honest, there are really pitfalls to be careful with. There are some stuff that I really cannot share over public media like this. Maybe what I can suggest is that we can probably meet up for a chat. No worries as there are no obligations at all. My partner who is also my wife and myself, we can go through with you what are the things to look out for. Ultimately a house is probably the most expensive thing that we buy in our lives so we also will not want to make a wrong move or make an impulse buy.

Hi,

Congrats on your impending marriage!

Based on your description of your current situation, should you purchase the property together under joint names, you will incur 5% ABSD as both of you are not married yet. There is no exemption of ABSD, and knowing IRAS, zero chance of that happening.

To avoid this situation, you could either:
1) bring forward your marriage and purchase right after your marriage
2) purchase later, after your girlfriend has gotten her Citizenship

There is actually 3rd option you may consider, but I will need to understand more from you first, to see it's valid, before I can propose it to you.
